What is a Sale-Leaseback?

“Where a company sells real estate it owns and occupies to a third party investor and leases it back on a long-term basis.”

Sale-Leasebacks are equity, not debt, transactions. Typically, our deals:

  • do not historically have personal liability, financial covenants or restrictions
  • have leases of 10 to 20 year terms with extensions and repurchase options
  • are attractive to a national group of investors because of their high yield and lower risk compared to many investment alternatives today

Also, unlike debt payments, taxable corporations can deduct the entire amount of the lease payment is deductible for tax purposes.
