Our resources include property-specific online auction websites complete with property details, pictures, and due diligence materials. Bidders can enter an auction room and register to place a bid, and brokers will be able to qualify each bidder. On auction day, buyers place bids in real time, creating market efficiency through technology.

  • Properties that sell at absolute auction or with an enticing published minimum bid are the ones that carry weight in today’s market. Offering bank and owner financing also tends to attract the highest possible sale price. At Sperry Van Ness / Jackson Cooper, Inc. (SVN/JCI) we require the seller or lienholder to advance the advertising costs and generally use a buyer’s premium to pay all commissions.
  • Auction marketing works when ownership is in trouble, the title is clear of multiple liens, and both the titleholder and lienholder agree that the property needs to immediately be sold at its current market rate. In this case, SVN/JCI would enter into an absolute auction listing agreement with the lienholder, who would agree to the auction and protect their interest by bidding if they are not satisfied with the auction price.
  • If the lienholder becomes the buyer, we would agree to reduce the commission to better represent their foreclosure cost. If a third party wins the auction, we would receive full commission as negotiated. This system appeases both titleholder and lienholder concerns and affords the opportunity for the lienholder to achieve the best possible market price without foreclosing.
  • With few exceptions, any property can work at auction as long as the seller is willing to meet the market value. SVN Accelerated Marketing is very effective under the aforementioned circumstances. We look forward to meeting your auction needs.
